TENANT INFORMATION
Common Areas:
- Please keep the outside of your unit and the common areas clean and safe.
- Never leave bags of trash, bottles, etc. outside your front door, on the ground, parking lot, or breezeways. Deposit materials immediately into dumpster or recycling bins.
- Protect the appearance of these properties. The willful breakage of bottles, throwing of trash, pizza boxes etc. on common gravel boxes, stairwells, common areas etc., is considered vandalism and will be prosecuted according to HOA rules and/or apartment lease conditions. Please contact “courtesy guard” (919) 672-1267 if such behavior is witnessed and help identify the perpetrators.
- No personal items (trunks, tables, freezer chests, etc.) are allowed in common areas.
- Any furniture, tables, chairs, banners, etc. being stored or displayed outside your unit will be removed and student charged accordingly.
- Students must remove ALL furniture/personal items from their apartment when lease is terminated. Failure to do so will result in charges against security deposit. Furniture/bulky items are to be taken directly to the dumpster or to the waste disposal & recycling center at 2115 E. Club Blvd, Durham, NC 27704. Any defacement of properties/windows will result in a penalty/fine.
Expected Behavior:
- We strive to make Partners Place a safe and attractive environment and expect all tenants to act responsibly to their neighbors and to the properties to retain their residence in a Partners Place apartment. Please convey this to your guests and realize that you (as the leased tenants of the properties) are responsible for the behavior of people that are visiting you.
- No pets of any kind are allowed within the apartments or on the premises. Feeding of stray or feral animals is not permitted either.
- All outdoor activities are to move indoors after 11:00 pm. Noxious or offensive behaviors should be reported immediately to the Carolina Security Agency's courtesy officer at (919) 672-1267 and/or to the Durham local police (911) if needed.
- No grills allowed indoors or outdoors - a dangerous fire hazard.
- Damage/vandalism of any kind must be reported immediately to unit manager.
- Personal "renters" insurance is strongly advised for each individual tenant.
- Students attending Duke University are expected to adhere to the Duke community standards as stated in their latest bulletin
Community Standard
Your Safety:
- The foot patrol “courtesy guard” at (919) 672-1267 is to be contacted immediately if any tenant is threatened or feels endangered while on the properties. Alternatively, if tenant has determined that the situation merits police intervention, contact the Durham police department (911) directly and inform your apartment manager.
- Vandalism, Car-break-in's etc. are unfortunate part of urban community life - Please help reduce this by being vigilant of your surroundings.
- Doors and windows left open during the day and/or night are the preferred route of entry for trespassers. Keep all doors and windows locked at all times-especially during parties or unit-to-unit visits.
- Report any actual or attempted "break-ins" immediately to Durham police (911) and to Carolina Security Agency at (919) 672-1267
- "No solicitation" signs are posted on the properties. Never open your door to someone "selling something".
- Do not open your door unless you recognize or expect a visitor.
- Fire Extinguishers. Each building at Partner's Place has a fire extinguisher box located on each of its floors. Anyone that vandalizes or attempts to vandalizes smoke alarms, fire extinguishers etc. will be prosecuted to the full extent of the law. Please refer to North Carolina laws and statutes concerning vandalism to review the seriousness and penalties associated with such vandalisms.
- Always contact our property agent, your unit manager and the Durham police to report attempted "break-ins" or any criminal activities.
Emergency:
- Water damage from leaky toilets, ice makers, dishwashers, leaky skylights, etc., can be very damaging. Please report any incident to community/unit managers immediately.
- Contact the apartment manager and property agent COMMUNITY FOCUS OF NC, INC.(Justin/Josh) 919-564-9134 Email: info@communityfocusnc.com) to report any vandalism, noxious behaviors.
- Contact your apartment manager for problems occurring within your apartment e.g., refrigerator leaks, plumbing problems, heating, HVAC problems, lock outs etc.
"Resident-Only" Parking at Partners Place
- A “resident-only” parking policy has been established at Partners Place to insure that adequate parking is provided to our tenants.
- Numbered decals will be issued to each tenant by their unit manager to insure that all leased occupants with vehicles will have either on-site or proximal parking.
- The individual or company that has leased and manages your apartment is responsible for providing each of their tenants one decal after you furnish a copy your license registration card/unit number/contact information.
- All vehicles parking in the Partners Place main lot must show a current “resident parking decal” on their back bumper.
- In the past, adequate parking was available to tenants with compact/regular size cars. Unfortunately, oversized vehicles (trucks, SUVs etc) do not easily fit into these spaces, forcing their owners to double-park or angle park, which severely limited the safe passage/parking of other vehicles in the lot. To correct this, several areas of the main lot have been redrawn in order to accommodate approximately ~35 over-sized vehicles. These spaces (marked by an “X”) are clustered in discrete areas but convenient to each of the main (A-D) buildings. Vehicles over 90" in width and/or over 195" in length are considered “Over Sized”. In the future, please make every effort to park within the newly drawn lines and pull completely into the parking space.
- A limited number of spaces (7) will be available on a “first come first serve” basis for Visitor Parking. These spaces are located in the small lot adjacent to the A building (facing Morreene Rd). A Visitor Pass is included with this letter. Simply make a copy when needed but each pass must list the visitor’s car model/license/date of issue and responsible party’s contact information. The Visitor Pass must be visible on the car’s dashboard and will expire 24 hr after issue.
- Any vehicle not showing a current resident decal on the back bumper or a Visitor Pass on their front dashboard risks the strong possibility of being towed or “wheel clamped” at the owner’s expense. If your car is double-parked or jutting out into the path of other drivers, you can also anticipate being towed. Establishing and enforcing this policy is needed if we are to insure that the leased residents have adequate and safe parking while living at Partners place.
- Please pass this information on to your unit manager to receive your decal and then display it on the back bumper...
- Establishing a “resident only” parking area is our sincere attempt to insure that leased tenants will be allotted a safe parking slot during their stay at Partners Place. The HOA Board and the property management company (Community Focus of North Carolina) anticipate and appreciate your cooperation as we continue to provide improvements to the Partners Place community.
